Perth Suburbs with Future Rezoning Around Train Stations: A Buyer’s Guide
Buying near a train station has always appealed to many buyers for convenience and lifestyle. Now there is another factor buyers may want to keep in mind, especially for those keeping an eye on Perth suburbs with future rezoning. The State Government has announced its plan to rezone areas within about 800 metres of ten Perth train stations to medium and high-density. This planning work will take time, but if you are considering these suburbs, it is helpful to understand what may be ahead.
The Ten Stations Identified
The stations included in the program are Ballajura, Bassendean, Carlisle / Oats St, Claisebrook, Cottesloe, Glendalough, Morley, Mosman Park, Redcliffe and Swanbourne.
ABC reporting suggests Ballajura, Redcliffe and Cottesloe may progress earlier than the others, although the Government has not released any detailed zoning maps yet. Draft plans will show more once they become available.
What the Government Has Said So Far
This planning program still has several steps ahead. The Department of Planning, Lands and Heritage will draft the precinct plans, consult with local governments, authorities and the community, then advertise the proposals before they are finalised. Until that process occurs, we won’t know the finer details, but the intention to introduce medium and high-density zoning around these stations has been clearly stated.
What This Could Mean for Home Buyers
Home buyers vary in how they feel about higher density. Some prefer to avoid it. Others are comfortable with it or even welcome it as part of a more vibrant precinct. If you are considering buying within the 800 metre radius of these stations, it is useful to be aware that zoning changes could eventually shape the surrounding area.
What This Could Mean for Investors
For investors, a property with possible future development potential can be attractive. If rezoning goes ahead, the property may have an upward correction in price because a developer can build more on the land and make a project stack up. Over the longer term, as other suitable sites are developed, remaining blocks with similar potential can also become more scarce, which can help support stronger prices when it is time to sell.
At the same time, potential rezoning should not be the main reason to buy a property. It should sit behind the core reasons for choosing a home or investment, with any future uplift treated as an added bonus if it eventuates. Strong fundamentals still matter most, including suburb drivers, long-term demand and the strengths of the individual property, with the possible zoning change simply sitting alongside these as an extra point of interest.
How a Buyer’s Agent Can Help
A buyer’s agent can help you balance all these factors so that any planning changes are kept in perspective. At Property Wizards we look at the suburb’s growth drivers, the property’s broader potential and how well it fits your goals and risk profile, rather than focusing on zoning alone.
For buyers who are interested in these locations because of the possible rezoning, Property Wizards would not only assess whether the property falls within a general 800 metre catchment, but also whether it stacks up on your core requirements even if zoning does not change.
For clients who want more certainty around development, we help identify properties that are already zoned for development, so the potential is based on existing controls rather than future plans. For investors who are considering buying for development potential, we help you decide whether that strategy suits your situation and, if it does, we then help you find properties with suitable development potential.
