THE CHALLENGE

Our client, returning from Europe with his family, sought a spacious and modern home with a strong emphasis on safety for their young child. Despite tirelessly searching Perth’s Golden Triangle for a year, they struggled to find a property that met their unique needs. With our client’s arrival looming, the search became urgent, leading them to turn to Property Wizards.

 

THE SOLUTION

After an intensive two-month search of both on- and off-market properties, we uncovered a stunning home that surpassed expectations. However, convincing the initially reluctant seller posed a challenge. Through meticulous research, skilled negotiation, and innovative problem-solving, we achieved an agreement at the optimal price of $6.2M. We also devised a creative solution for the settlement period, satisfying both parties and sealing the deal.

BUYER’S PROFILE & REQUIREMENTS

Our clients, Michael & Louise Boshoff were expanding their Newman electrical business to Perth and relocating with his whole family. Michael reached out to Property Wizards with the hope to find the perfect dream home for his wife and 4 children. The family prepared a list of criteria and detailed requirements as to how they want their dream home to look like. First of all, the house had to be a modern double-storey, with 4 bedrooms and a provision for a possible home theatre or office. In addition, they needed the property to have a pool for their children to enjoy. Proximity to the ocean was very important and Michael and Louise were also keen to be near good schools for their children.

THE SEARCH BEGINS

Property Wizards understood how important our search project was for the family. We started a comprehensive search of suburbs that could deliver the right property and meet their detailed criteria. Our initial search found that properties of the quality and size the clients required in their preferred suburbs were above budget. Our solution was to identify different suburbs that still matched their most important criteria: ocean proximity, quality of the house and proximity to good schools.

Property Wizards shortlisted five homes and submitted a written report to the client, which covered the following: – Complete Suburb information – Photos of the properties and the attributes (both good and bad) – Professional comments and notes against each client requirement For each property, potential schools were analysed, noting specific areas of excellence, number of students, current and historical ATAR ranking, because the right school was important to our clients. The report also showed all rejected properties with reasons for why they were eliminated. Doing so demonstrated comprehensive searching and showed that clients were receiving the best available homes.

 

WHEN YOU FIND “THE ONE”

Out of the shortlisted properties, clients fell in love with a property in Iluka, WA with a price range of low-mid $900,000s. It is a 2004 double-storey 204sq house in a quiet neighbourhood within close proximity of the beach, the coastal path, and Ocean Reef Marina.

“It was April 2020, and we were living in the town of Newman, in the Pilbara region. We had been there for eight years, but decided that we were ready to move back to Perth. CHALLENGE: After living in the UK for many years, we decided to return to Perth where two of our daughters were born.

Warmer weather is good for my wife, Sally, as she has Multiple Sclerosis. She is wheelchair-bound and I am her primary carer.

Looking for a wheelchair-friendly property from the UK was going to prove very difficult. Both scenarios that allowed us to look would be difficult and expensive – either I leave Sally in the UK, unsure who could care for her 24/7, to come to Australia to spend weeks – maybe months – looking for a new home, or we both fly to Australia, which would be difficult, expensive and draining.

SOLUTION: This prompted me to look for properties online, and at least do some research. When I saw an ad for Property Wizards, which said they were buyer’s agents, this sounded like the answer to my prayers. I called and had a chat with Trevor and told him my situation. Although it was a difficult brief he was sure he could help us, so we signed up.

It was great because they knew exactly what we were after and set about doing all the work for us. It took about three months to find the perfect property, which had everything we needed from the space to accessibility for a wheelchair, even down to lots of trees and shade for Sally to enjoy the outdoors.

OUTCOME: The home has a huge verandah overlooking the garden, and the train line is not too far away. We bought the property for $580,000 – it was originally on the market for $625,000, so Property Wizards saved us nearly $50,000 off the market price.


We are looking forward to seeing our new home and starting our new life in Australia. It is so nice knowing when we get on the plane we will have no worries or concerns upon our arrival, the transition will be stress-free as Property Wizards has done all the work already.

CHALLENGE: As we were living in Kalgoorlie, but moving to Perth in a few years, we decided to sell our family home in Kalgoorlie and buy a property in Perth. We has a suburb in mind – Atwell. It is in a good position, close to Perth without being in the city, close to schools, shops and other amenities, including the train line, which is planned to extend to Atwell in the next few years.

We thought it’d be wise to buy sooner rather than later so we could buy where we wanted, in a good position, where we could enjoy good capital growth in the years to come. And, we weren’t sure how long it would take to find the perfect home.

We searched online for help as we knew that it’d be impossible to buy while in Kalgoorlie, especially as the market was hot and we wouldn’t be able to attend home opens. As we weren’t property buying experts and had limited knowledge of the Perth market, this added to our dilemma.

SOLUTION: We found Property Wizards’ website as well as another buyer’s agency. We emailed both – the other one didn’t respond but Property Wizards contacted us immediately.

We discussed our situation. We had the right budget. We wanted a 4×2 home, with a nice back yard, ideally in Atwell. We signed up with Property Wizards and they were off and running. They communicated with us the whole time, telling us what they were looking at, what they had viewed, why certain properties weren’t suitable and what was next on the agenda. We were constantly informed, so much so that it felt like we’d been doing the research (minus all the hard work!) as we gained so much information from their search process.

Trevor soon found us a great property, but unfortunately it was not meant to be as we were outbid. The funny thing about that was how devastated Trevor was – it was like he had lost his perfect home! That was when we really knew Property Wizards took their business seriously, and to heart – we were sold on their service.

CHALLENGE: We were living in Rivervale, near the city, in a 3×1 on two busy streets. It wasn’t our ideal living situation – too much hustle and bustle, and there was nowhere to go to really chill out. My dream was to live where I was raised – in the hills east of the city. After living here for a few years, we ended up with some really undesirable tenants next door – this was the straw that broke the camel’s back. It was time to move. CHALLENGE: We bought our first home when I was 22, which is really young, but I knew we had to buy sooner rather than later and that property prices were just going to keep going up.

It was important to me to invest right the first time as I didn’t want to learn any unnecessary lessons the hard way. I educated myself about buying property, and then looked for someone to help me.

Even though it cost me to work with professionals to find my property, my First Homebuyers Grant went towards the Property Wizards cost and it was offset by the savings I gained by purchasing the right house at the right price, as they did all the negotiating and research for me.

The other advantage of working with the Property Wizards is that I could tap into the abundance of information Property Wizards provided to increase my knowledge of investing, and strategies for finding the right property.

In the short term I had to make some sacrifices and I had a few more costs from using a buyer’s agent, but I am 100% certain this is the best way to go. My partner and I are still very young and ready to invest again. By doing it the right way, we can avoid costly mistakes and continue to grow our portfolio in years to come, eventually placing us in a very comfortable financial position in life.
